Legionella Risk Assessments

Landlords & Letting Agents Over the past few years, instances of illness and death due to outbreaks of Legionnaires Disease, caused by Legionella bacteria, have appeared on the news and in the press. Employers in the residential built environment such as those in control of premises, including landlords, are required to understand the health risks associated with legionella. The control of Legionella in rented property is a legal requirement, and duties of care are placed on Landlords as 'self-employed persons'. The House of Commons Briefing Paper 07307 (October 2015) states: 'Landlords of residential accommodation have a responsibility to take measures to ensure that their properties are free from health and safety hazards, this includes taking measures to combat Legionnaires' Disease.' Legislation There are several pieces of legislation that apply to landlords renting accommodation to tenants. Risk Assessments for Legionella Control.
