Landlord Portable Appliance Testing

Our engineers are City & Guilds 2377 qualified and have experience in testing a wide range of electrical appliances. We are able to test all types of appliances normally found in rental properties including fixed electrical appliances such as cookers, ovens and extractor hoods.



We are happy to contact tenants directly to arrange visits to their property to carry out PAT testing. For empty properties we are able to collect and return keys from local letting agents.


Microwave Emission Test

Using our Martindale Tek 500 microwave tester we will ensure that there is no leakage of microwave emissions through doors or seals that could have worn or become damaged. This is an additional test that we offer when carrying out Landlord PAT testing and is free of charge.


Replacement Plugs & Fuses

We carry a range of spare connectors, plugs and fuses. Replacement fuses and plugs are provided free of charge for landlords.



As standard we supply an asset list and a detailed summary of test results to our clients.


The asset list will list every appliance and state when it was last tested and when the next test is due.


The summary of test results will list every appliance and details all of the tests that were conducted and the results. This can be provided to councils, tenants and insurance companies as proof that the landlord has taken action to ensure that the electrical appliances in their property are safe.

PAT Testing For Landlords

Landlords have a duty of care to their tenants to ensure that the electrical appliances that they supply in a property are safe at the start of and throughout the tenancy. Faulty appliances pose the risk of injuries caused by a tenant suffering an electric shock, causing damage or destruction to the property by fire. Because of this landlord PAT testing is a good way of picking up any damage or faults with appliances which could pose a potential risk to the tenants or the property. Landlords are increasingly being asked to produce PAT testing certificates by letting agents and councils for H.M.O applications to show that they have met their obligations in respect of safety for their electrical appliances.


For domestic landlords this will normally include appliances such as fridges, freezers, washing machines, ovens, hobs, extractor hoods, televisions and table lamps. Appliances do not necessarily have to be portable and fixed equipment like ovens, cookers and hobs should also be tested to ensure that they are safe. All electrical appliances in domestic rental properties should be CE marked which is the manufacturers claim that it meets all of the requirements of European law. Landlords should buy good quality appliances from reputable sellers as there are increasing numbers of counterfeit goods on the market that are not safe.
